Terms and Conditions ( شرائط و ضوابطہ )

  1. Applications can only be submitted online at chaharbagh.ruda.gov.pk
  2. Only candidates aged 18 and above are eligible to apply.
  3. Pakistanis (both local & overseas), CNIC/NICOP, and POC holders are eligible to apply.
  4. Overseas Pakistanis are eligible for a 5% discount on the purchase of Apartments at Chahar Bagh.
  5. Please refer to the clauses below on terms of payment:
    1. Applicants are requested to make Quarterly payments by Online Transfers through PAYZEN, Roshan Digital Account & Credit/Debit Card before the 5th of the month, of each quarter. The foundation of this contract is based on prompt payment of instalments on the due dates as specified in the payment plan.
    2. Applicants are requested to pay as per the payment schedule. Failure to make payments within the given timeframe may result in the termination of the plan. Clients defaulting or delaying three or more payments may risk losing their investment. In such cases, deposits paid by applicants will be subject to deductions & penalties and monies paid until regularized.
    3. A surcharge @14% per annum for each day of delay shall be levied in cases of default.
    4. The applicant's deposit (if any) will be repaid, with fewer deductions & penalties, upon completion of the project. There will be no interest paid on the money placed either.
  6. The application for the allocated Apartment will be processed only once all dues and other charges have been paid for the Apartment.
  7. The applicant shall pay the Authority's transfer fees, documentation charges, and all other ancillary and miscellaneous expenditures as decided by the Authority (The charges will be communicated to the applicants accordingly). Apartment costs do not cover registration and expenditures, as well as electricity, water, and meter charges.
  8. The allottee will pay all applicable taxes and charges levied by the federal or provincial governments, local bodies and municipalities, or any other authorities, including those that are now in effect and those that may be levied by the above and/or other authorities in the future.
  9. RUDA reserves the right to change the allotment or make adjustments, or relocation of Apartment, if necessary, due to encumbrances/other critical reasons. Extra development costs may be charged, if necessary (and/or applicable will be communicated to the applicants accordingly), and the same will not be disputed in any forum.
  10. Formal allotment letters will be issued after (the complete) payment of (which includes) development charges and miscellaneous charges.
  11. This application will be considered for participation in the balloting process only when the applicant's deposit of the application processing fee is confirmed in Ravi Urban Development Authority's bank account.
